Thats very interesting, it would appear that it is or was a window there and its still there but of course blocked off from the add on rooms in the back!

Here is the blue print that I was refering to that shows "some" kind of opeining there though... :wink:

Not to go too off topic, but heres a picture of the Graceland Kitchen stairs taken this August: the door top right is the back of the dor you see on the left at the top of the first flight of stairs from the front door stairs.

I can only echo the sentiments already expressed, but thank you is in order.
What an exceptional post.
The possibilities for renovation boggle the mind.

If I were in the right financial position, I would try to bring it up to date as I would envision Graceland today, had Elvis lived. In other words, granite counters, hardwoods, stainless top end appliances, spa bathrooms, media theatre, warm, subdued colours, etc.

What a great opportunity awaits the well heeled collector!

Hi Jeff,

If we flip the 2nd floor to match the back of the house I posted, you can see that there was something there (as you indicated). It must've been a window that was visible from the back of the house until the dressing room addition was built on.

What an OUTSTANDING find!

It's the same, but different -- at every level and in every way. Kinda creepy.

It's a very cool property, but I think Elvis chose correctly. With the decor, anyway. I never thought I'd hear myself saying this, but EP's Graceland is, by comparison . . . austere. If Elvis had decorated his home like this "Byzantine Graceland", I don't think it would see the numbers it has. This alternate is too much like a regular home -- albeit spruced to the nines.

Still, what an awesome property! You get a better sense of the charming nature of the structure seeing it repeated in a different configuration. I think it was Godard that said (paraphrasing): "to critique a film one must make another film". The same principle seems to apply in a slightly diffuse fashion here. And hey! Maybe there's a parallel universe where Elvis bought this Graceland!

The asking price has changed a few times, as I have been working on this for well over a year now.

The last time the price was posted was $650,000US tho I know I'm confident I could do much better than that if I bought this today.

For what One gets it seems rather low, but because of where it is, it is still high and because there is also lots of work to do to get it up to par, meaning the updates that need to be done can be anywhere from fifty to a hundred grand minimum if not more depending on what One wants to do.

Still in one way it is still turn key to a certain point.

If this were in my own city for example this would be worth well over two or three million if not more depending on where it is here.

So that is another reason why I was attracted to the home and property.

The House You posted PEP would have cost at least One and a Half Million if not more in the UK. If had that House I would make it an exact copy of Graceland.

650k sounds like a deal to me? With the rate just dropping, a mortgage wouldn't be terrible. 32 acres and a 4 acre lake?? 7200 sq ft house right???
If so, that's about $90 per square foot. I live near Chicago where homes are closer to $175 per sq ft.
